Cyber City & DLF Phases

Cyber City and the DLF Phases (1 through 5) form the commercial and historical heart of Gurugram, a belt of established development stretching from MG Road in the north through Sectors 24-29 to the iconic DLF Cyber Hub and Cyber City complex in the south. This corridor is not a traditional residential investment corridor like Golf Course Road or the Dwarka Expressway -- it is Gurugram's original urban core, the area where the city's transformation from a sleepy Haryana town into India's corporate capital first took root in the late 1990s.

DLF Cyber City, located in DLF Phase 3, is the undisputed commercial epicentre of Gurugram and one of the most important office districts in India. Spanning over 25 million square feet of Grade A+ office space, it houses the Indian headquarters and regional offices of Google, Microsoft, Samsung, Accenture, Deloitte, EY, and hundreds of other multinational corporations. An estimated 250,000-300,000 professionals commute to Cyber City daily, creating one of the densest employment concentrations in Asia outside of Singapore and Hong Kong. DLF Cyber Hub, the mixed-use dining and entertainment destination within Cyber City, has become Delhi-NCR's most prominent lifestyle venue, attracting visitors from across the region.

The DLF Phases surrounding Cyber City tell the story of Gurugram's residential evolution. DLF Phase 1 (Sectors 26-28), developed in the early 1990s, was among the first planned residential colonies in the city and remains a sought-after address for families valuing established neighbourhood character, tree-lined streets, and proximity to commercial hubs. DLF Phase 2 (primarily Sector 42) has evolved into an ultra-luxury residential zone. DLF Phase 3 (Sector 24-25) hosts the Cyber City commercial complex itself along with supporting residential development. DLF Phases 4 and 5 (Sectors 28-29 and the Galleria Market area) offer a mix of premium commercial retail and established residential options.

The commercial real estate market in this corridor operates at an entirely different scale from residential sectors. Grade A office space in Cyber City commands rentals of INR 100-180 per square foot per month, among the highest in India outside Mumbai's Bandra-Kurla Complex. Retail space in Cyber Hub and Galleria Market trades at premium rates driven by the captive audience of Cyber City's workforce. The commercial real estate investment thesis here is fundamentally different from residential corridors: it is driven by corporate occupancy demand, IT/BPO industry growth, and Gurugram's positioning as India's preferred corporate headquarters location.

Connectivity infrastructure in this corridor is the most developed in Gurugram. The Rapid Metro network connects Cyber City to HUDA City Centre Metro Station on the Delhi Metro Yellow Line. MG Road, one of Gurugram's oldest arterials, provides direct access to Delhi via Mehrauli. NH-48 (Delhi-Jaipur Expressway) is accessible via multiple routes. HUDA City Centre and Sikanderpur metro stations serve the corridor, and the upcoming Gurugram Metro Phase 2 expansion will add additional stations. The entire DLF Phases belt is within 20-30 km of IGI Airport.

Social infrastructure in the DLF Phases is the gold standard for Gurugram. DPS International, The Shri Ram School, and Heritage Xperiential Learning School are located within or adjacent to the DLF Phase belt. Fortis Memorial Research Institute, Max Super Speciality Hospital, and Medanta - The Medicity provide world-class healthcare. DLF Mega Mall, Galleria Market, and Ambience Mall offer premium retail experiences. The density and quality of social infrastructure in this corridor is unmatched anywhere else in Gurugram.

This corridor does not include constituent sector pages from our current batch of detailed guides, as the DLF Phases operate as named colonies rather than numbered sectors in the conventional sense, and the commercial real estate focus differs from our residential investment coverage. However, the corridor serves as essential reference context for understanding Gurugram's real estate hierarchy. Every other corridor in the city is priced, compared, and evaluated relative to the Cyber City and DLF Phases benchmark. Residential property in DLF Phase 1-5 trades at INR 12,000-35,000 per square foot, establishing the upper bound that all other Gurugram corridors reference. Proximity to Cyber City -- measured in commute minutes -- is the single most important pricing factor for residential sectors across the city, from Golf Course Road (10 minutes) to New Gurgaon (35-40 minutes).
